One of the best aspects of my career as a real estate broker is being an advocate for others; our clients, our agents, and our community. Yesterday brought about a unique opportunity to advocate for a buyer client who was about to get ripped off with excessive title fees, unbeknownst to them. The lender, a wonderful business partner, alerted me to it after unsuccessfully trying to negotiate more appropriate fees. After an unpleasant and unproductive series of communications with the title company, they opted not to alter the fees knowing that we had a pending closing less than 72 hours away and not really having enough time for recourse, I’d had enough.
Calling on relationships with some additional business partners, who dropped everything to help me and the client, I was able to secure a new title company to close the deal with only a five-hour delay from our originally scheduled closing time. All of this happened behind-the-scenes so as not to frighten the client or add to an already stressful time. This fabulous result saved over $1,000 in fees for our buyer client and the seller client who we did not represent. The buyer client is over the moon, and I am now communicating with the seller about representing them in some other transactions.
